Deliver, Install, and Secure Modular Components on Foundation, raise the roof and complete shingle installation to make house weather tight.

General Conditions

  • Provide survey work (stake house out, final house location survey).
  • Assist owners in obtaining building permits. (Detailed site plans required for waterfront properties are not included in this price)
  • Project Manage foundation work, and house set.
Floor Systems
  • 9 3/8" wood open web floor trusses @ 16" centers or equal with hangers installed where required.
  • Optional floor systems available.
  • 2x10 doubled band boards.
  • 3/4" T&G plywood decking glued and fastened.
  • Floor covering: Plush carpet with foam pad. Resilient sheet flooring in kitchen, bath, foyer. (Optional upgrade flooring of all types available).
Exterior
  • 2x4 framing R-13 insulation. (2x6 studs with R-19 rated insulation optional).
  • Vinyl siding applied over 7/16 Wood Sheathing.
  • All exterior mate wall seams, opposite conditioned spaces, sealed with spray foam prior to exterior completion.
  • Windows: Double-Hung insulated, Low E glazing, tilt out windows by M&W, screens & grills included (Anderson Windows available as an option)
  • Sliding Glass Doors: white sliding glass door with insulated glass and screen doors as shown on plans.
  • Insulated Steel doors by Therma-Tru. Factory finished.
  • Shutters included as shown on plans.
  • Aluminum gutters and down spouts with splash blocks.
  • Safety rails provided at secondary exits if required.
Interior
  • Interior partitions shown on plans. 1/2" Drywall painted with flat white latex primer.
  • Oak handrails as shown on plans.
  • Eight-foot ceilings (9 foot first floor ceilings available as an option).
  • Interior Doors primed and painted, swing doors are raised six-panel colonial style; all swing and bi-fold doors have colonial casing
  • Ventilated closet shelving.
  • Colonial door casing and floor molding painted with white latex primer and semi-gloss paint. (Upgrade Door casing. Chair rail and Crown moldings optional.)
Roof System
  • Hinged lift up mono roof @ 24" o.c. trusses with 6/12 pitch standard (9/12 or 12/12 pitch and 6/12 hip roof standard if shown on plans, optional on other models).
  • Fiberglass self-sealing 25-year roof shingles over 15 1b. Felt. (Upgrade architectural 40-year shingles optional).
  • Ceiling insulation: R-30 (R-38 available as an option).
Kitchens and Baths
  • Merillat Cabinets: Oak cabinets, choice of several stains. (Other cabinets & hardware are optional)
  • Laminate self-edge countertops.
  • Ducted Range Hood
  • Double bowl stainless steel sink with single lever faucet and sprayer standard.
  • Appliance available as an option.
  • Fiberglass Tubs/Showers with anti scald devices as shown on plans, available in White or Bone
  • Upgrade oval toilets 1.5-gallon water saver in white or bone
  • Vanities with plastic laminate top and self-rimming bowl or Cultured Marble tops to 72".
Plumbing
  • Copper waterlines and PVC waste and vent lines.
  • All Cape Cod models with unfinished second level have water and waste line plumbing rough-in stubs on 2nd floor.
Electrical
  • 200 AMP electrical panel (400 AMP available as an option)
  • Switches and outlets installed in modules.
  • Exterior and interior light fixtures included (upgrade lighting package optional).
  • Outlets for clothes washer and electric dryer provided where shown on plans.
  • Smoke detectors provided and installed as shown on plans. (Optional Carbon Monoxide Detectors available)
  • Two telephone jacks standard. (Additional Phone jacks optional).
  • Two TV jacks standard. (Additional CATV jacks optional).
  • Front door bell standard.
  • Front and rear exterior electrical GFI receptacles.
HVAC
  • Not included.
Crawl Space foundation
  • Labor and Materials to construct a 5 course block foundation (addional courses available as an option as required), foundation venting as required by code is included, access door is included, waterproofing and drain tile to be install on the parameter. Plastic and pea gravel to be installed in the crawl space. Brick veneer is available as an option.
Site Work
  • Excavation of foundation (culvert embankments, removal dirt or rock will require additional cost to buyer).

Exclusions: Landscaping, Drainpipes, Sediment Control systems. Building and Sediment Control Permits and Fees, Impact Fees, Electrical and hook up Application Fees, Well/Septic Municipal Fees, Public Water/Sewer Tap fees beyond allowance. Clearing beyond that needed to excavate, backfill, and the house location. Decks or steps from secondary exits. Prices, plans and specifications subject to change without notice. All contract pricing subject to final approval of site plan and lot conditions.

 

Scope of Work After House is Set and Weathered

This scope of work is intended to be used as a basic reference to outline the level of effort required to finish the home once it is set on the foundation and made weather tight. This scope will vary depending on site conditions and options added to the base house.

1. Exterior Finish

  • Install Siding (provided by manufacturer)
    • Gable ends 1st and 2nd floor
    • Install Front and Rear 1st and 2nd floor
    • Install ext. corners & inside corners
  • Install Soffit & Fascia (provided by manufacturer)
    • Gable ends only
  • Install all exterior light fixtures
  • Install gutters (provided by others)
2. Interior Finish
  • Mate wall Finish (Depending on the model there will be one or more of these 4 situations)
    • Hang pre-hung door(s) at mating walls only
    • Trim out openings w/jamb & trim at mating wall only
    • Finish drywall on ceiling & wall for flush mate wall & ceiling
    • Finish drywall on drywall openings

  • Electrical
    • Set & wire panel unless installed at plant, terminate wires in panel
    • Install lighting fixtures and globes not installed at the factory
    • Pull phone & TV wires to the electrical panel for outside connection

  • Plumbing
    • Connect water & waste lines between 1st and 2nd floor
    •  Tie in water & waste lines in the basement to outside supply & sewer
    • Connect plumbing vent pipes in attic and extend through roof
    • If vinyl is omitted or shipped loose in bathrooms, toilet and vanities will be shipped loose & have to be installed
    • Install drywall at plumbing connections, very minor & noted on the plans (Drywall provided by Manufacturer)

  • Install Complete HVAC System
    • Run all venting & duct work
    • Cut holes for registers & return air
    • Tie in w/furnace, heat pump, etc.
    • Hang drywall and install fire stopping at chase systems after duct has been installed
  • Flooring
    • Install carpet and vinyl if shipped loose or omitted
    • If installed, there will have to be seaming of the carpet and vinyl at the mate wall and between 1st and 2nd floor

  • Paint
    • Touch up paint where drywall and trim are field installed, finish paint trim. (Wall paint will be provided by manufacturer)

  • Insulation
    • Install Insulation in the crawl space
